Sideline Highlights – June 23, 2026
Things Worth Watching
1. P&Z Board Vacancy Process Update
P&Z members stated they had already voted to recommend Jason Keiser for the open board seat, and had informed him of that decision. According to comments made during the meeting, the Mayor later said, “Let’s leave it open a little longer,” and the application period remained open, allowing a second applicant, Leslie Fusco, to apply. The board will setup interviews with Ms. Fusco.
2. Carports Added for Future Review
A resident requested that the ordinance be updated to allow or clarify carports. P&Z agreed to place the issue on a future agenda for review.
3. Short-Term Rental (STR) Rules
P&Z continued work on STR regulations, including:
- Clarifying how the three-strike violation rule will be applied.
- Defining the process for verifying existing STRs.
- Retaining the proposed 180-day abandonment provision.
4. Tobacco and Vape Shops
This topic generated a longer discussion than expected. Board members:
- Distinguished between cigar/tobacco shops and vape shops.
- Expressed concern about standalone vape stores.
- Discussed vape sales at the convenience store.
- Suggested that future ordinance updates may need to define “vape shop” more clearly.
- Indicated they would not support a dedicated vape shop in Foxfire’s business district.
5. Marijuana Legalization Discussion
A member raised concerns about potential future state legislation related to marijuana and how such changes might intersect with vape-shop regulation. No action was taken, but members agreed it is an issue they should continue to monitor.
6. Sign Ordinance Review (Potentially Important)
The board spent considerable time discussing sign regulations.
Key points:
- Members noted that the Municipal District section appears inconsistent.
- Some discussed the current language effectively prohibits all signs in the Municipal District.
- Others questioned that certain prohibitions, especially electronic signs, were intentional.
The issue was not resolved and will continue at a future meeting.
7. Ordinance Cleanup Continues
P&Z continued reviewing zoning tables, authorized uses, and sign regulations to correct errors and inconsistencies throughout the Village’s zoning ordinance.
Note: These are highlights only and are not an unofficial summary of the meeting, this is not the official minutes of the Foxfire Village Planning & Zoning Board. Readers are encouraged to review the meeting recording and official Village records for complete context.
The abbreviations on the agenda mean:
STR = Short-Term Rental
MUN = Municipal (the zoning district covering Village-owned or municipal property). Sign regulations in the Municipal zoning district

Table of Authorized Uses is the section of the zoning ordinance that tells you what types of activities are allowed on each type of property.
